The Seattle Chinatown International District Preservation and Development Authority (SCIDpda) North Lot Phase 1 project is one of four initial pilot projects in Housing Development Consortium’s Exemplary Buildings Program. This project will include 154 affordable apartments with integrated facilities for elderly care and early childhood education, and is located on what is currently the northern parking lot – hence the shorthand “North Lot” – of the Pacific Medical Tower.
The Exemplary Buildings pilot is a regional collaborative effort working to create healthy, safe housing that is both affordable and ultra-efficient - while maximizing housing units produced. Project teams achieve this goal through the use of performance standards and building practices that reduce the overall premium (the additional costs of implementing ultra-efficiency) to the point where the premium can be financed through the operational savings generated by ultra-efficiency.
Energy strategies include a high performance building envelope design including triple pane windows, electric heat pump water heating equipment, energy recovery ventilators (ERV) in the dwelling units, a rooftop ERV serving the corridor, energy star appliances, and low-flow plumbing fixtures.
