Solis is a condominium project set in the heart of Capitol Hill, featuring 45 condominiums in a mix of studios, 1-, and 2-bedroom units. Derived from the Latin word for “sun” SOLIS draws inspiration from nature. As a first of its kind building in Seattle, SOLIS aims to use 80% less energy than a typical multifamily building for heating and cooling.
The residential portion of the building is pursuing the rigorous PHIUS+ passive building energy certification standard by the Passive House Institute US. It is among the first multifamily condominium buildings in the country to do so.
Every aspect of Solis is designed with energy efficiency in mind. A featured exterior stair and exterior elevator eliminate conditioned circulation space, while also adding natural gathering spaces on every floor. Motorized exterior shading devices shield the south and western windows from excessive solar heat gain. Highly sealed exterior walls and windows keep conditioned air inside to minimize energy loss through air leakage and provide excellent thermal comfort. High-efficiency energy recovery ventilators act as the
lungs of the building to deliver fresh, filtered air to each residence and create a healthy indoor environment.
At the base, on a prominent neighborhood corner, an enclosed courtyard “jewel box” combines a residential entry lobby and a landscaped, outdoor space that strengthens the connections between the building and the surrounding neighborhood.
